Precision in the programme
The building resolves 85,000 SF of premier commercial space, anchored by a 61,150 SF flagship medical and commercial structure. Grade-level ceilings rise to 18 ft — the height retail and clinical fit-outs actually require — with 12 ft above for professional suites.
A green roof, not a gesture
An integrated green roof works alongside LEED-aligned building systems to moderate stormwater, soften thermal load, and reduce long-term operating cost. Sustainability here is a performance decision as much as an environmental one — it protects tenant economics over the life of the lease.
Below grade and at surface, 353 stalls — 180 surface and 173 underground — keep arrival effortless without surrendering the site to asphalt, preserving the landscaped public realm that gives the address its character.
The material palette
Warm timber, honest stone, and full-height glazing establish a language that is unmistakably premium yet distinctly northern — restrained where it should be quiet, generous where it needs to signal arrival. Daylight is treated as a material in its own right, drawn deep into every floorplate.
